In line with the Renting Homes (Fees etc.) (Wales) Act 2019, the only payments tenants can be charged are listed below. All other fees are prohibited.
Permitted payments
Rent
Payable monthly in advance. The exact amount is shown on each property listing.
Holding deposit
Up to one week’s rent. This is paid to reserve a property while we carry out referencing checks. It is applied toward your first month’s rent on the start of your tenancy, or returned if the let does not proceed (subject to the conditions in the Act).
Security deposit
One month’s rent. Held in a government-approved Tenancy Deposit Scheme for the duration of the contract.
Late rent payments
Interest at 3% above the Bank of England base rate, payable from day 14 of any rent payment being overdue.
Lost keys or security devices
Actual replacement cost (evidence provided).
Copy of the contract
£30 inc VAT for an additional or replacement copy of your occupation contract once issued.
Failure to attend check-out
£30 inc VAT where a pre-arranged check-out appointment is missed without reasonable notice.
Early termination
If you wish to leave the property before the end of your fixed term and the landlord agrees, you may be charged the rent due up to the end of the tenancy or until the property is re-let, whichever is sooner, plus the landlord’s reasonable re-letting costs.
Utilities, council tax and other bills
Each occupation contract sets out which party is responsible for utilities and other outgoings:
- Where the contract states the contract-holder (you) is responsible: the tenant pays providers directly for electricity, gas/oil, water, council tax, broadband and TV licence (as applicable to the property).
- Where the contract states Anglesey Lettings or the landlord is responsible: the relevant utilities are included in the rent and there is nothing further for the tenant to pay.
