There are two deposits to be aware of:

Holding Deposit – capped at one week’s rent. This reserves the property while we carry out referencing checks. It is usually applied towards your first month’s rent or returned if you don’t proceed (subject to terms).

Security Deposit – capped at five weeks’ rent (where annual rent is under £50,000). This is registered with a government-approved Tenancy Deposit Scheme and returned at the end of the tenancy, subject to the property being left in good order.

Both deposit amounts for each property are clearly displayed on the property listing.

Under the Renting Homes (Fees etc.) (Wales) Act 2019, the only payments a tenant can be charged are: rent, refundable security and holding deposits, default fees (e.g. for replacement keys or late rent payment), and payments for early termination of the tenancy if requested by the tenant. Most of our properties are let on a standard occupation contract under the Renting Homes (Wales) Act 2016. Initial fixed terms are typically 6 or 12 months, after which the contract continues on a periodic basis. Minimum tenancy length is shown on each property listing where applicable.

Some of our properties allow pets - this varies by landlord. Look for the "Pets Considered" tag on each property listing. Even where pets are allowed, the landlord may request additional terms (such as a pet policy or higher security deposit within the legal cap).

Each property listing shows whether any bills are included in the rent. Where bills are not included, tenants are typically responsible for council tax, utilities (gas, electric, water), broadband and TV licence.

We use a professional referencing service to check identity, right to rent, employment/income, previous tenancy history and credit history. We’ll let you know what documents you’ll need at the application stage.
